Seven top tips for selling your home

So, you’re thinking of selling your home? Maybe you need something bigger, something smaller, or are having to move for work?
Whatever the reason, selling your home is a big deal and it can be stressful.
Our expert, Craig McIntosh, has pulled together seven top tips to help make the process that wee bit easier:

1. Have all your documents ready
It will be less stressful for you if you can gather all the relevant documents before you put your home up for sale. This means there’s plenty of time to get replacement documents should you need them. Some of the paperwork to consider includes:
• Photo-ID
• HM Land Registry title documents
• Energy Performance Certificate
• Planning permission for any major work carried out
• Building regulation completion certificates and builder’s guarantee certificates for alterations or additions

2. Declutter your home – but don’t depersonalise
You’ll want to spend some time de-cluttering and making your home look as presentable and attractive as possible.
Bright, tidy, well-presented homes attract attention while cluttered and messy rooms put some people off.
You will want to make your home as light and airy as possible, so open curtains and blinds; put a lamp on in dark corners; replace any broken light bulbs; clean the windows; and for bathrooms and kitchens, clear worktops and store items such as cleaning accessories in a cupboard, where possible. Bathrooms should be mould-free.
Also, you don’t want your home to feel like a hotel so leave some personality – that old family heirloom and some personal photographs – on display.

3. Keep pets hidden
We know, our pets are part of the family too, but not everyone agrees so, if you can, tidy away any indication of pets being in the house.

4. A fresh lick of paint
Giving your walls a fresh lick of neutral paint will make your home seem lighter and bigger.
It will enable the viewers to more easily imagine how they would adapt the rooms to their needs.
It will also be easier for the buyers to move in and use the rooms immediately than if the walls were still bright purple or lime green.

5. Take a fresh look outside
To maximise kerb appeal, make sure your windows and roof appear in good condition, your front garden is well maintained, and any soffits are painted.

6. Fix any minor repairs and do a Spring clean
Make any minor repairs – holes in walls, broken doorknobs, cracked tiles, torn or threadbare carpets – and give your house a Spring clean. Many buyers want to move in without making changes.

7. Adapt
If a viewer is coming to visit and it’s cold outside, put a fire on so your home is more welcoming, or if it’s too hot, open a few windows.
